Located at 3 floor, consists in hall, dining room, living room, 3 king size badroom each badroom has the view on the main square Piazza Tasso. 1 family bathroom with toilet, washbasin, bidet, shower, 1 small bathroom with small basin and toilet, 1 equipped kitchen, full private terrace equipped with garden furniture and flowering plants. NO elevator. The location is great for restaurants, shopping, walking around and getting to the waterfront. Easy and close to take a ferry to Capri for a day. Locate really in the center of the City! The house is professionally managed and our agent offers guest support .

Minimum Stay is 7 nights (except to fill 'last minute' short gaps). If you see a short gap between bookings, we may be able to quote you for less than 7 nights.
Included in the price: initial and final cleaning of the house, electricity, water, gas and linen. Extra linen and cleaning on request

RESERVATIONS
The booking confirmation is subject

1) to the availability at the moment when we receive the request in writing,

2) to the payment within 24 hours of a deposit equal to 30% of the stay

3) to the proper completion of the inquiry form included VAT number and / or social security number mandatory for italian guests

GUESTS
The tenant will inform Melany Apartment on the number and identity of the persons included in the reservation. Unless otherwise agreed, only the number of persons indicated by the tenant when booked shall be authorized to use the property. Pets are allowed only if the permit has been granted. The apartment can not be occupied by a number higher than that stated at the time of booking and can not exceed the maximum number of persons indicated for the apartment

AVAILABILITY
The accommodation is made available between the hours 15:00 and 19:00 on day of arrival and must be vacated by 10:00 am the day of departure. Early arrivals outside these hours require prior agreement and departures will need to be respected in order to intervene in organizational issues. If the arrival time should be different, for example after 19:00 we are kindly requested to inform the agent. It 'still necessary to warn at least 1 hour before your arrival due to organizational reasons. The tenant that will not occupy the accommodation booked by 15.00 of the day after the agreed date, without prompt communication means as defeatist and Melany Apartment will be free to withhold the entire amount paid and arrange accommodation .
PRICES AND PAYMENT
All prices shown on the site are in Euros and include VAT at 10%. Prices may change without notice, for bookings already confirmed the price will not vary. Payment can be made by credit card, paypal or bank transfer. When booking is required now 30% of the total stay amount, the balance must be paid within 61 days before the date of check-in. If the balance will be not paid by the date specified on our reminders, the booking will automatically be cancelled and lost.

CANCELLATION AND EARLY TERMINATION
If the tenant terminates the contract before the rental period starts and does not name a replacement that accepts the same terms, then they are responsible for paying the following percentages of the rental price to cover costs (excl. Cleaning), as long as a further rental is not possible:
Termination
- Up to 60 days before rental period 0% of rental price
- Up to 49 days before rental period: 10% of rental price
- Up to 30 days before rental period: 50% of rental price
- Up to 21 days before rental period: 70% of rental price
- Up to 14 days before rental period: 90% of rental price
- less than 14 days before rental period 100% of rental price.
The advertiser can thereafter let the property to someone else.
If the tenant terminates their stay early, they are still responsible to pay the full rental price.
Termination is only accepted in writing. The applicable date is the day the document is received by the advertiser.

CANCELLATION BY ADVERTAISER
In the event THE cancellation of a reservation, is made by advertiser he can offer an adequate alternative accommodation to the tenant. If the tenant decides to reject the alternative proposal, the reservation will be canceled without any penality and each bond will be dissolved.

SECURITY DEPOSIT
a EUR 300 as securuty deposit is required to be paid with the balance of booking or on arrival in the apartment (in this case) exclusively in cash. The deposit will be refunded, subject to a damage verify, before departure or at the latest within 7 days from the check-out.

CITY TAX
before departure you are required to pay in cash the city tax (at moment euro 3,00) due for each adult guest for each night spent in the apartment

UPON ARRIVAL
On arrival, the tenant must present his passport and / or identity card to the person involved, as well as for all other guests and pay the deposit in cash equal to EUR 300,00 in case it hasn't been paid whit the balance of the stay. A member of our staff will meet you at the apartment at the agreeded time, than you will be explained all the equipment (Internet, washing machine, etc.), and the keys are handed (usually two sets of keys).

AT DEPARTURE
The release of the house must be made by 10:00. unauthorized departures after 10:00 will be penalized. If departure takes place after this time please request at check-in. If possible, because no new arrivals on the same day of your departure are scheduled, it will be granted a release over the standard hours. The day of departure you must leave the apartment tidy with all rubbish disposed correctly. Please leave all sets of keys in the hall after checking that you have collected all your luggage, documents and your personal belongings. Loss of keys will cost 70 Euros that will be charged to you.

RULES DURING THE STAY
-Check the efficiency of the apartment and tell us any anomaly or failure not later than 24 hours upon arrival, do not wait until the day of departure to inform us.
-Is strictly forbidden to make a copy of the keys: the trespassing, in the absence of authorization, is a serious criminal offense punishable by the law.
-Is forbidden to stay in the home in a number of persons different from booked and is forbidden to enter strangers without having previously informed the manager and have received  express consent.
- The Apartment is delivered clean and functional. The tenant should ensure the daily cleaning and will be responsible for its integrity, so it is forbidden to move the furniture from their position. At the time of delivery of the property the tenant is obliged to leave the property in acceptable conditions, tenant must provide also empty the refrigerator and trash. A midweek cleaning request is allowed at agreed costs.
- The tenant is required to observe the rules concerning the quiet especially during the afternoon and night, avoiding noises and shouting loud. Particular silence must be respected between 22.00 and 8.00 and between 13.00 and 17.00. Parents are asked to constantly watch their children lest they disturb.
- The tenant undertakes to take the utmost care of the property entrusted to him. The dishes and other house (chairs equipment, blankets, etc.) should not be used or transported outside the house. Guests will be held responsible and must pay for any damage, breakage or loss of goods made by you, your pet (if allowed) or your visitors during your stay at the accommodation. Objects that are replaced should be of the same quality as the originals.
-Is absolutely forbidden to bring out towels ans linen laundry.
-The tenant expressly exempts the advertiser from any liability for direct or indirect damages that might derive from innocent interruption of basic services such as electricity and water.
- Is strictly forbidden to smoke, light candles or similar and light a barbecue.
- Inside of the apartment are available for guests, information and tourist brochures. For any additional information, guests can ask the owners.
- It Accepts no responsibility for the loss, theft or damage of your property left in rooms or for any injury, theft, damage to persons or things just because they occurred inside the property
- In the apartment are unauthorized parties and receptions of any kind.
- The Italian law does not allow people to pause during the night in the apartment without prior registration.
- The Italian law allows the owner to enter in the apartment to check its condition and possibly terminate the contract if there are prerequisites.

DISPUTES
This agreement is governed by Italian law and for any dispute will be dealt exclusively from the advertiser's home court.
